What is land & Why Land Survey is required for Businesses?

Land, sometimes referred to as crust, is the uppermost solid surface of Earth that is not permanently covered by water. The vast majority of human activity throughout history has occurred in land areas that support agriculture, habitat, construction and various natural resources. Some life forms (including land plants and land animals) have developed from prior species that lived in water bodies.

When it comes to developmental work on land there are various activities associated with the land which should be carried out before starting construction on land.

These activities are called pre-construction activities & include land title verification, land surveying, land demarcation, land contouring & Fencing.

These activities play an important role in the land, and the project going to be started on the land.

The following are the activities that should be carried out on the land before starting the construction: -

• Land Title Verification

A property is divided into movable and immovable property. The immobile property usually includes land, profit arising out of the land, house, or any other things which are connected to the earth. The immobile property is outlined within the Transfer of Property Act, of 1882 and additionally in many different Acts. Every property has a title. The title could be a legal term that implies the right of ownership to the property. The title means the right of an individual to carry any property or description of the licensed owner of a specific property & such authorization. The title can be confirmed by having official documents such as a deed, conveyance etc.

The title contains information such as details of the owner, and date of ownership. The title is evidence of the right of ownership. Title verification is incredibly necessary before the customer intends to get a property, a similar may be done by about relevant documents and deeds; such title verification may protect the buyer from the defective or improper title of the property.

• Land Surveying

A land survey could be a drawing that shows specifically wherever the boundaries of a property are. A survey will also lay out the dimensions and location of any buildings or other site improvements on the property.

Land surveys are a necessary tool for determining landlines and the location of a land’s features. Without land surveys, there would be no way to know where one piece of land ends and the other begins.

• Land Demarcation

Demarcation is the operation that lawfully establishes boundaries between properties. This can be done out of court or it can be obligatory by the courts just in case of owner disputes.

The most important information that the owner of the property is interested to know concerns the boundaries of his/her property. The owners of property who are registered (they have a title for their property) and whose titles are based on a plan prepared by the Department of Lands and Surveys on a scale are allowed to determine the boundaries of their property, through the demarcation of the whole of or part of their per metric line.

• Land Contouring

Contouring in menstruation is the determination of the elevation of varied points on the land and fixing these points of the same horizontal positions within the contour map.

Contour could be a high-level view of a mass of land. The main objective of conducting contour surveys is to spot any noticeable distinction in the elevation of the present land. For inland menstruation, a contour map could be a map illustrated with contour lines, for instance, a geographic map, that shows valleys and hills, and the gradient or gentleness of slopes.

A contour map is incredibly helpful since it gives valuable data regarding the land. A contour survey is applied at the beginning of any engineering project like a road, a railway, a canal, a dam, a building etc.

• Land Fencing 

In simpler words, fencing is referred to as a boundary. The fencing is done to prevent encroachment of land by other peoples or by other agencies.

In this, cemented walls are prepared around the land which also consists of a signboard with words marked as this property belongs to (owner of property/ enterprise name).

• Client will share the actual land dimension and other relevant information before the site visit.
• Team Corpseed will deploy a Liaison officer to coordinate with authorities like NHAI, Tourism Department (In case land belongs to Tourism), Patwari & revenue inspectors (Tehsildar). This includes the below scope:
• Arrange a patwari visit to the site along with NHAI for land identification
• Validate the land proposition given in the map vs the actual land size.
• Share the pictures and photographs of the land with the client for finalization of the area to be acquired out of the entire piece of land for construction work.
• Assess key pointers like land encroachment and other risks involved.
• Arrange Patwari's second visit to inspect the field and get the khasra number details along with revenue inspectors (Tehsildar), if needed.
• In case of land encroachment, try to arrange source documents for the party claiming land ownership and submit them to the client. If the party is not ready to share the documents, the client shall be responsible to take further action.
• Arrange a second visit of the surveyor for land contouring and data collection same information shall be submitted to the client.
• Arrange contractor visit for land dimension and fencing work (Commercials for construction work shall be discussed separately)
• Arrange contractor visit for signboard arrangement for the site [Note: signboard-related specifications and the content will be shared by the client along with the dimensions.
